Amongst the responsibilities of an apartment block owner or manager are ensuring that the testing of fire alarm and emergency lighting systems is carried out on a regular basis. Regular testing helps to identify any potential issues that may cause the systems to fail. In the event of an emergency, you need to be sure that all the various parts of the emergency equipment in your building, alarms, smoke detectors, back-up lighting, AOV's etc are functioning correctly. Not only does this ensure the safety of apartment building users, but it also fulfills legal requirements.
But if you're a property manager, with numerous properties in your hands, you simply can't be everywhere carrying out these tests yourself. That's where our service comes to your aid.
UCS can help ease your workload by carrying out and documenting the testing for you, as well as reporting any issues requiring maintenance back to you. In addition to the emergency system testing, we can also carry out utility meter reading.

UCS can carry regular fire alarm control panel and system testing for you, which will be documented, meaning you have a written record of testing and results. As part of the service, we will also inform you of anything that requires the attention of your fire alarm system engineer.
As part of the fire alarm testing schedule, we also activate the manual call points. We rotate which points we use each visit so that all points are covered in due course. We also document which points have been used on each visit.
We also provide testing of the emergency lighting in your managed apartment buildings. We carry the main types of test keys to activate the special test points. As part of the testing schedule, we log the location and satus of the lights that have been tested. If the bulb has failed, subject to receiving a works order, we can replace them for you. If the backup battery isn't working, we report that back to you so that your nominated electrician can replace it.
UCS will also carry out testing of the communal smoke alarms in your managed apartment buildings. By rotating which smoke detectors are tested, we ensure that all the smoke alarms are checked regularly. If batteries need replacing, with a works order we can carry that out too,
Your emergency lighting systems need to be able to light the way in the event of a power failure for residents and visitors to your managed apartment buildings. There are two main ways of carrying out the testing: One is with the special test key shown in the other emergency lighting section. Another method of testing the emergency lighting is the 'flick test'. This is done by interrupting the power supply to the emergency lighting on the building fuse board.
UCS are also able to provide apartment block managers with utility meter reading services. We can carry out the reading for you, logging and reporting back with all the necessary information.
